Our Featured Client of the month, Lloyd is a retired banker, currently a landlord and real estate investor. Lloyd started investing in real estate because he wanted control over his investment decisions and felt that real estate was a hard, tangible asset that would accomplish what he wanted. Not to mention, a less risky choice than many other investments. Lloyd first got serious about a self-directed IRA after he heard Glen Mather, the CEO of NuView Trust make a presentation at a Jacksonville Real Estate Investor’s Association meeting. Lloyd says he knew previously about self-directing through IRAs but had not seriously considered investing through an IRA until hearing the presentation and finally started looking into it.

Lloyd opened a Self-Directed Roth in 2005 and several years later opened a traditional account. His first investment was purchasing a one-acre, improved lot at a hugely discounted price because the seller wanted to buy another property quickly. He sold the lot in less than two months for a $25,000 profit, and no taxes!  “That first transaction had me hooked and I tell everybody that will listen about how great the Self-Directed Roth is”. He has done about 30 real estate transactions through his self-directed IRA.

“Selling for cash is best because you can use that money to go do another deal”. Offering financing is not bad because it provides a cash flow over time and earns interest. I usually get from 6 to 8% interest, but my actual yield averages around 20% due to the profit in the transaction. He has earned as much as a 60% return on some transactions.

One of his favorite transactions explains the various ways you can do real estate using the Self-Directed Roth:  A friend and fellow investor and I purchased 67 acres of land for $65,000, sold it to an adjoining land owner for $127,000 in just a few weeks.

“I do not ever plan on retiring from this business or stop using my Roth; I may slow down and decrease my holdings as I age, but will only quit this business when I have no choice. It is not only a career, but an enjoyable hobby also.”
