Investing in an Industry You Have Confidence In

Megan A. is a Realtor and Real Estate Investor residing in Central Florida. She is fairly new to the concept of self-directing but has recently recognized the power of putting her retirement funds into real estate and to be less dependent on the health of the stock market. Megan explains, “A self-directed IRA allows me to put my money into an industry I have confidence in”.

When asked if she would invest in other types of assets, Megan said “I would just stick with real estate because I love everything about it. Turning old, ugly houses into beautiful homes, providing beautiful places for people to live in. Everyone ought to have a place to call home that makes them feel safe and peaceful. Real estate is the opportunity to create a home”.

Other Successful SDIRA Investment Strategies

While Megan has been seeing great success with flipping houses in the real estate market using her IRA, there are some of other investment strategies we’ve seen other clients bring to fruition including:

  • Private Lending
    • The NuView IRA client moves their IRA over to a self-directed IRA in order to issue private loans to borrowers. Usually the individual will attend a REIA to look for borrowers. The most common interest rate the lender charges is about 2 points origination and 10% interest only over the course of 12 months. The client also secures the loan by the property the borrower is flipping. The reason this is commonly done by NuView clients is because it is repeatable and the client minimizes their level of risk. It’s important for the client to have a good attorney so that the attorney can draft the documents for the client to have the borrower sign in order to secure the loan.
  • Rental Real Estate
    • When clients of NuView invest into real estate, the most successful are the ones who are looking at it from a passive approach. Sure, the individual who wants to flip real estate may make more money all at once, but the individual who bought a rental property may make the same amount without having to go through any of the stress. Clients who purchase rental real estate typically do so with the goal of earning 1% of the total purchase price each month in rent. For example, a $100,000 property should rent for $1,000/month. That is the minimum goal clients look for.
